Top tips to maximise the resale value of your luxury property

Unless you’ve been living under a rock for the last few years, you’ll probably be aware that Dubai’s premium property market represents an immensely attractive prospect for high-net-worth homebuyers and investors right now. Our Emirate’s luxury segment saw a 20% increase in transactions in H1 2024 compared to the corresponding period of last year, with prices rising by approximately 12%.

Sustained economic growth, investor-friendly regulatory reforms, and a global reputation as a safe and stable environment have all contributed to increased demand for high-end homes in Dubai. Even so, it’s never wise to take the resale value of your luxury property for granted. In the opulent world of ultra-premium real estate, every detail counts.

As Founder and CEO of AHS Properties, I know that location is a key driver of long-term appreciation. This is why our team dedicates so much energy to identifying and securing ultra-prime plots across Dubai. Next comes the task of designing and crafting luxurious spaces, integrating the latest technologies for ultimate convenience and liveability. Our aim is to create properties that stand the test of time – whether as homes or investments – and deliver strong returns for our clients.

But even if you have no immediate plans to sell, there are various steps you can take to maximise the eventual return on your real estate. Here are my top tips for boosting the resale value of your luxury home.

Upgrade to exceptional

If you own a luxury property in Dubai, the chances are that your home already boasts features such as a pool, a gym and generously proportioned outdoor spaces. Investing in the elevation of these amenities can serve to further increase your home’s value.

For example, you might choose to upgrade an old freeform pool to suit the modern preference for clean lines, or even consider adding a swim-up bar. If space is not a constraint, other amenities you could add include sports courts, guest houses or even outdoor cinemas.

If you want to take things to the next level, consider the types of features that hold unique appeal among high-net-worth individuals (HNWIs). Wine cellars, cigar rooms and luxury automobile showcases are just some of the options available to you. While integrating such features will require investment, thoughtful planning and possible disruption in the short term, they could add considerably to the value of your property and may even prove to be the deciding factor for a hesitant buyer in the future.

High-quality, high-traffic areas

No matter which room you are in, a luxury home should exude elegance and style in addition to functionality. Nowhere is this more important than in bathrooms and kitchens.

For bathrooms, the addition of a high-quality, extra-large tub and – if feasible – a sauna or steam room can make your luxury property even more appealing to prospective buyers. Traditionally thought of as the heart of the home, a kitchen can be transformed into a major selling point by introducing innovative, future-proof technologies. Think open-concept designs, touchless faucets and seamlessly integrated, app-controlled appliances.

When it comes to high-traffic sections of your home, contemporary design is important, but quality is king. As I’ve previously written when discussing design trends for ultra-luxury interiors, opting for premium materials such as marble, quartz and granite for floors, walls and countertops provides a timeless, elegant feel in areas that need to withstand wear and tear.

Invest in outdoor spaces

Here in Dubai, we are lucky enough to enjoy year-round heat and sunshine. With this in mind, focusing on units with balconies, terraces or gardens in the initial stages of your luxury property search makes perfect sense. Over the longer term, it makes just as much sense to invest in these outdoor spaces as doing so will enable future buyers to make the most of our Emirate’s glorious climate.

To enhance your home’s exterior and improve its resale value, consider installing highly sought-after features such as outdoor kitchens, complete with fire pits and custom-built grills. Creating and staging stylish, comfortable seating areas, sun decks and pavilions will also help prospective buyers to envision themselves relaxing and entertaining in your property.

If you succeed in securing a luxury home in one of Dubai’s prime locations, it’s likely that your investment will appreciate over the longer term regardless of whether you choose to modify it. However, attention to detail and the considered implementation of strategic upgrades can result in even greater returns.

By investing in the highest-quality materials, elevating your existing amenities and enhancing both your interior and exterior spaces, you can ensure that your luxury property commands a premium price tag in an already-lucrative market – if you ever decide to sell, that is.
