At 26, Abbas Sajwani stands as the youngest billionaire in global real estate, having built a multi-billion-dollar development company in under five years.

As Founder and CEO of AHS Properties, the Emirati entrepreneur has rapidly positioned himself as a defining force within Dubai’s ultra-luxury residential and commercial landscape.

Raised in Dubai within a family deeply rooted in real estate, Sajwani developed an early understanding of the mechanics of development, capital, and long-term value creation. This foundation would later translate into a sharply instinctive approach to market timing and positioning.

In 2021, he launched AHS Properties with precision.

In the wake of the pandemic, as global movement resumed, Dubai began attracting a new class of ultra-high-net-worth individuals—no longer transient, but increasingly permanent in their intent. Where others recognized a surge in demand, Sajwani identified a structural shift.  Dubai was no longer just a destination, it was becoming a base for global capital.

In the early years, Abbas focused on transforming luxury villas, redefining architecture and interior design to enrich the residential experience. As the company grew, his vision evolved into a portfolio of off-plan developments along the Dubai Water Canal and Palm Jumeirah, unveiling an elevated expression of luxury living through exceptional penthouses, sky villas, sky mansions, and sky palaces.

The first defining expression of this vision emerged with the launch of One Canal along the Dubai Water Canal. Representing a new chapter in Dubai’s ultra-luxury residential landscape, the development introduced an elevated standard of waterfront living. Its extraordinary 30,000-square-foot penthouse achieved a landmark sale of $50 million, securing its place among Dubai’s most remarkable single-penthouse transactions.

Following this success, Abbas launched One Crescent on Palm Jumeirah—an extraordinary $250 million development that sold out within a week, cementing AHS Properties’ position at the forefront of Dubai’s ultra-luxury real estate market. This was followed by Casa Canal and Casa AHS along the Dubai Water Canal, each further expressing the company’s vision through architectural elegance, remarkable craftsmanship, and an uncompromising standard of luxury.

Recognizing an opportunity beyond residential, Sajwani expanded into commercial real estate with AHS Tower on Sheikh Zayed Road—a Grade-A office development that sold out during construction, signalling demand for premium, design-led work environments.

Today, Abbas is driving AHS Properties into its next phase, anchored by a multi-billion-dollar mixed-use development integrating office space, residences, and curated lifestyle experiences. The shift marks a move toward greater scale, complexity, and long-term urban impact.

Beyond real estate, Sajwani’s interests extend into the worlds of design, engineering, and exceptional collectible assets. His portfolio—comprising rare timepieces, high-performance automobiles, and two superyachts, the AHS Yacht and the 106-metre Amadea—reflects a refined appreciation for precision, rarity, and timeless value.
